  • How long does it take to close on a house? 
    • Great Question!  Usually 3-5 weeks from the time you get an accepted offer.  It depends on loan type, lender and how quickly you provide the information to your lender.  We get this on the buy and sell side all the time!!
  • What steps are involved in the home buying process?
    • The home buying process typically involves several steps, including getting pre-approved for a mortgage, finding a suitable property, making an offer, negotiating terms, conducting inspections, securing financing, and closing the deal. Working with a knowledgeable real estate agent can streamline the process and ensure a smooth transaction.
  • What is the first step in buying a home?
    •  Meet with a lender to get pre-approved so you know what you can afford.  Also, when submitting an offer you will need to submit your pre-approval letter with the offer,  this will let the seller know that you can purchase the home.
  • Should I start looking before I get pre-approved?
    • No!  What if you find your dream home and you miss out because you are not approved?  Getting pre-approved lets you know how much you can afford, what the payment will be, and if there are any restrictions with your loan.
  • Are there specific programs for first time home buyers?  
    • Yes!  Depending on what you are looking for!  There are several government loans like VA, FHA, and Rural Development that have low and no down payment.  Many of these programs can be utilized by not only first time home buyers!  In addition, several lending institutions offer a conventional first time home buyer with zero or minimum down payment options.  These may be easier to navigate and have lower closing costs.   Call us first to discuss what might work best for you!
  • Should I do a home inspection? 
    • You should always do a home inspection.  The inspector is trained to look for defects in the home and can advise you on what you may have to repair if anything.   You would never want to purchase a home and not know what you may be getting into.  The inspector will look at the structure itself, the roof, plumbing, electrical, and the mechanicals of the home.  They will also check the well and the drain field if applicable.  There are other tests that you can request like radon or a water test.  It is always advisable to do a home inspection.
